How we investigate unlicensed properties
We use information from a range of sources to identify properties that may need a licence, including working with partner agencies. We may also visit your property without notice. If we find that your property needs a licence and does not have one, we will take enforcement action.Penalties for not having a licence
If we find your property does not have a licence, we can:
- prosecute, which could result in an unlimited fine
- fine you up to £40,000
- issue a licence for a shorter period
- add you to the Mayor of London’s rogue landlord database and the National Database of Rogue Landlords and Property Agents
- apply for a banning order that prevents you from letting properties anywhere in England
What tenants can do
If a tenant has paid rent while living in an unlicensed property, they can apply to get some or all of their rent back.
