Gifford Street Embankment

Gifford Street Railway Embankment and 351 Caledonian Road  

The Gifford Street Railway Embankment and 351 Caledonian Road site is approximately 1.9ha in area and lies in the west of the borough in Caledonian Ward.  It is bounded by railway lines to the north and west (the North London Line and East Coast Mainline respectively), housing to the south, and the rear of properties fronting Caledonian Road to the east. 

The site itself can be divided into three parts (see the site plan available for download at the bottom of this page):

  • Vacant land fronting Caledonian Road (formerly 351 Caledonian Road)

  • A concreted area

  • Nature conservation land (land designated as a Borough Grade 1 Site of Importance to Nature Conservation)

    The site was compulsorily acquired for the construction of a high-speed railway between the Channel Tunnel and an extended St Pancras Station.   Following the completion of the Channel Tunnel, the vacant concreted area adjacent to the railway line has been used for access and storage related to King’s Cross Station and North London Line improvement works.  The North London Line improvement works were completed in 2011, and the site is now vacant. 

     

    The council would like to see new housing, including affordable homes, built on the site, to help meet Islington’s housing need.  However, any new housing development built on the site would need to protect the amenity of neighbouring residents, and balance the need for new housing in the borough, with the need to retain nature conservation land on the site.

    The planning brief for the Gifford Street Railway Embankment and 351 Caledonian Road site sets out the planning and design issues specific to building on the site, such as the presence of nature conservation land on the site and railway tunnels beneath it, as well as the planning policies that any development would need to comply with.


    The planning brief provides a greater degree of certainty to the local community by setting out in detail how the council’s planning policies will apply to any future redevelopment of the site.  It will also be used to guide decisions on future planning applications for the site.

    A public consultation on the draft planning brief for the Gifford Street Railway Embankment and 351 Caledonian Road site was held between Monday 28 May 2012 and Monday 2 July 2012.

    The council’s Executive adopted the planning brief on Thursday 18 October 2012.
