Do research to find out where the type of properties you are interested in are advertised.
Do make sure you know how much they will cost you.
Do start early in the day and view properties immediately where possible.
Do take a pen, paper, mobile phone (or change for a public phone), and a map of the area. Remember you may need money or a cheque for a holding deposit.
Do consider getting together with a group of people if you want to save money and are happy to share. Make sure you get on together, and are prepared to share facilities, before you start renting as it may be difficult to break this agreement without losing money.
Do take any previous references you may have with you when meeting a landlord or letting agent. A reference from a previous landlord or letting agent can reassure them you are a good tenant. A character reference from an employer, ex-employer, college tutor or professional person could also help.
Do emphasise your positive points and try to strike up a good rapport when speaking with a landlord or letting agent. Think about how you speak to them either over the phone or in person.
Do try to look smart to create a good impression at meetings with agents and landlords.
Do be clear on what is being offered by the landlord or agent. Take notes and feel free to ask questions about anything that is unclear. If you are renting a room or a shared flat, make sure you are know whether any bills are included in the rent, and if so, which ones.
Don’t view flats on your own. Stay safe and take someone else with you.
Don’t view properties until you are definitely ready to say yes . Be prepared to decide whether you want the property on the spot after viewing.
Don’t hand over any money for accommodation unless you get a receipt and are sure that the person you are paying has the right to let the property to you.
It may take a long time to find a property that is right for you. Being realistic about what you can afford, and being in a position to say 'yes' as soon as you find the right place, are major keys to success.
