In summary, the proposals for the site (broken into two parts - Holloway Road and Caledonian Road) are as follows:

Holloway Road Part

  • The extension of Hornsey Street to provide a new cul-de-sac, and the improvement of the existing junction of Holloway Road with Hornsey Street
  • To the north of the extended Hornsey Street, a series of 5-7 storey buildings containing business accommodation at ground and first floor levels and living/working accommodation (51 units) above, with car parking and access
  • To the north of Hornsey Street and immediately to the east of buildings referred to it in (b), an 8 storey building providing a health club/business space at ground floor level and 105 intermediate residential units
  • To the south of the extended Hornsey Street and at the Holloway Road end of the development site, there are 2 D plan blocks and 1 C plan block. These blocks will have provision for business units; retail; a community health facility and a health and fitness centre at ground floor level.
    A total of 478 residential units are proposed in the upper levels of these 3 buildings. The buildings range in height from 4 to 10 storeys. The blocks are separated by two areas of public amenity space adjacent to Eden Grove and there is a landscaped area adjacent to Hornsey Street. In the middle of each block, the semi-basement and raised ground floor is occupied by car parking (with access from Hornsey Street) surmounted by a deck which is landscaped as residents' communal amenity space
  • Retention of the remains of the facade of an electricity sub-station, located at the western end of Eden Grove
  • The former Mount Carmel School will be converted to residential use (24 units), with a children's nursery in part of the ground floor. Rear extensions will be demolished and replaced with part nursery, part residential use and courtyard space

Caledonian Road Part

  • The formation of a new cul-de-sac off Caledonian Road
  • To the north of the new cul-de-sac and to the east of Caledonian Road, there will be a 10 storey building providing Class B1 accommodation at ground floor level and 54 residential flats above
  • Fronting both the cul-de-sac and Caledonian Road, there will be 2 buildings - one ranging from 5 to 10 storeys in height, the other, 6 to 8 storeys in height. The ground floor of the building fronting Caledonian Road will be used partly for business space and partly for retail purposes. The building adjacent to the new waste and recycling centre (see below) will have business accommodation at ground level with the upper floors containing flats. In total, there will be 93 residential units provided on the upper floors of these two buildings. Behind the buildings, it is proposed to lay out a large area of public amenity space
  • To the west of the electricity sub-station, a multi-functional building to accommodate:
  • Waste transfer operations, waste recycling and civic amenity facilities; and
  • Garaging, workshops and other accommodation for various services operated by or on behalf of the London Borough of Islington. The building will rise to about 20 metres above ground level and will be served from both the new cul-de-sacs described in (a) and (i).
  • To the south and west of the waste and recycling centre will be a building containing 102 flats ranging from 5 to 8 storeys in height
  • Redesign of Piper Close including the provision of a walkway between Piper Close and Caledonian Road
  • Improvements to the junction of North Road, Hillmarton Road, Caledonian Road and Stock Orchard Street
